Passionate about Arab architecture and craftsmanship in Fez, the Swiss architect had the idea to rebuild the building from the ground up, using only traditional materials, without a single grain of cement. He wanted to prove that it was possible to create a pleasant and healthy climate for residents without the help of air conditioning.

The 399m2 property has a lovely garden with two wall fountains and a marble water channel along the path, which is very conducive to the climate of this little paradise. The property is in a prime location, just behind the city wall and only 100 meters from a guarded parking lot (Ain Zleten).
Two houses further down, the king's sister resides in the Maison Bleue, in the Derb el Mitr, when she is in Fez, which highlights the attractiveness of the neighbourhood and the location.

It should be noted that the entire riad is built 100% with traditional ecological building materials such as sand, lime, bricks, cedar, marble, and plaster, without cement or additives, solvents, or other chemicals. This ensures an extremely healthy indoor climate, which is particularly suitable for allergy sufferers.

It has never been inhabited and is therefore also unfurnished. It can be fully furnished according to the wishes and tastes of the new owner.

Four of the seven bedrooms have a private, partially covered terrace, while the ground-floor suites have their own garden space.
The suites are equipped with modern underfloor heating that, thanks to reversible heat pumps, heats in winter and cools in summer. In addition, the bathrooms are equipped with solid marble and travertine.
Windows and doors are equipped with double glazing to effectively protect residents from heat or cold, as well as noise.

Another ecological aspect is the construction of the terraces, which are insulated with 180 mm cork and waterproofed with two layers of bituminous felt.

Additionally, the property has its own well. It has a water depth of 15 meters to 47 meters deep.
